    In a bold move to tackle rapid urbanization and the decay of aging residential complexes, the Yogi Adityanath government in Uttar Pradesh has rolled out the Uttar Pradesh Urban Redevelopment Policy-2026. This ambitious initiative targets group housing projects over 25 years old, aiming to transform them into safe, modern, and amenity-rich structures. Approved by the state cabinet, the policy has been formalized through a government order issued by the Urban Planning Department.

    The policy comes at a critical time when many urban apartments in Uttar Pradesh are structurally compromised, posing serious safety risks to residents. Valuable city land lies underutilized in these dilapidated buildings. By redeveloping them, the government seeks to not only enhance living standards but also unlock economic potential. Experts hail it as a game-changer for real estate, construction, and job creation across the state.

    Eligibility criteria are clearly defined: public and private projects at least 25 years old or deemed unsafe via structural audits qualify. For housing societies or apartment owners’ associations, redevelopment requires consent from two-thirds of members. Exclusions include plots under 1,500 square meters, single homes, nazul land, leased properties, and improvement trust lands.

    Three redevelopment models offer flexibility. Government agencies can lead directly, or opt for public-private partnerships (PPP) involving developers and tripartite agreements with societies. Societies can also self-manage projects. Every initiative demands a detailed project report (DPR) outlining carpet areas for new flats, parking, common spaces, transit accommodations, financial plans, and timelines.

    Residents displaced during construction receive temporary housing or rent support. Projects must wrap up in three years, with a possible two-year extension for complexities. Flexible planning norms allow case-by-case relaxations to ensure timely completion. Merging adjacent plots is permitted for integrated development, promising smarter urban landscapes.

    This policy positions Uttar Pradesh at the forefront of sustainable urban renewal, blending safety, modernity, and economic growth for a brighter future.
