Mumbai’s housing authority, Mhada, has announced a key extension for its upcoming e-auction of 84 non-residential shops scattered across the city. The deadline for online registrations and applications has been pushed back, giving potential buyers more time to prepare their bids.
Originally set earlier, the final date for submitting applications is now February 2, 2026, at 11:59 PM. This move comes as Mhada aims to attract a wider pool of interested parties amid competitive real estate dynamics in Mumbai.
The e-auction itself is scheduled for February 4, 2026, running from 11 AM to 5 PM on the official website. Only eligible applicants will participate, with results declared jointly on February 5 at 11 AM. These shops are prime commercial properties located in high-demand areas like Mulund Gavanpada (4 shops), Kurla Swadeshi Mill (5 shops), Kopri Powai (15 shops), Model Town Majaswadi Jogeshwari East (1 shop), Siddharth Nagar Goregaon (1 shop), Bimbisar Nagar Goregaon East (17 shops), Malvani Malad (29 shops), and Charakop (12 shops).
Under its updated policy, Mhada has set reserve prices at 100% of the Ready Reckoner commercial rates, a strategic adjustment to make them more accessible. Mhada Mumbai’s Chief Officer Milind Borikar urged citizens to seize this opportunity, highlighting the reduced pricing as a major incentive.
Eligibility criteria are straightforward but strict: applicants must be at least 18 years old, provide a Maharashtra domicile certificate issued after 2018, and submit the required earnest money deposit. Full details on eligibility, shop specifics, social reservations, application processes, rules, terms, online instructions, and an information booklet are available on the Mhada portal.
Prospective bidders are strongly advised to thoroughly review all guidelines and the information booklet before applying. This extension underscores Mhada’s commitment to transparency and inclusivity in allocating valuable commercial spaces, potentially boosting local entrepreneurship and economic activity in these neighborhoods.
